A Flooring Buying Checklist: What Your Supplier Must Tell You Before You Order

Buying engineered oak flooring isn’t just about choosing a colour. Before you place an order, there are technical details your supplier should clearly explain — especially if you want a floor that lasts decades, not years.
At JS Woodcraft Flooring, we finish our boards in-house in Yorkshire, so we believe customers should understand exactly what they’re buying.
1️⃣ Wear Layer Thickness – The Most Important Number on the Spec Sheet
If there’s one thing to ask your supplier, it’s this:
How thick is the real oak top layer?
At JS Woodcraft, our most popular constructions are:
16/4mm – 16mm total thickness with a 4mm solid European oak wear layer
20/6mm – 20mm total thickness with a 6mm solid European oak wear layer

Why does this matter?
The wear layer determines:
✔ How many times the floor can be sanded✔ Its long-term durability
✔ Its lifetime value
✔ Its suitability for commercial settings
A 4mm wear layer (16/4mm) already offers excellent longevity and can typically be sanded and refinished multiple times in the future.
A 6mm wear layer (20/6mm) provides even greater lifespan — ideal for:
Heavy domestic use
High-end properties
Commercial spaces
Wide plank or long-length formats
If a supplier avoids stating the wear layer thickness clearly, that’s a red flag.
2️⃣ Core Quality – What’s Beneath the Oak?
Engineered flooring is only as strong as its core.
The base layers beneath the oak veneer control:
Stability
Movement resistance
Suitability for underfloor heating
Long-term structural integrity

3️⃣ Colour Sampling – Why the Sample Isn’t the Whole Story
Colour is where most buying mistakes happen.
Here’s what your supplier should explain:
Lighting changes everything
North-facing rooms, south-facing rooms, artificial lighting — all alter tone perception.
Grade affects appearance
Rustic boards show more knots and variation, prime grade is cleaner and more uniform.
Bespoke finishing varies slightly
Because oak is a natural product, every board absorbs oil differently.

Not all engineered oak flooring is off-the-shelf.

Quick shipping isn’t always a good sign — especially if you’re expecting bespoke quality.
5️⃣ 16/4mm vs 20/6mm – Which Should You Choose?
Here’s a simple guide:
✅ Choose 16/4mm if:
You want excellent durability at a competitive price
It’s a residential setting
Standard plank widths are being used
You want underfloor heating compatibility
✅ Choose 20/6mm if:
You’re installing wide planks (e.g., 220mm–300mm)
It’s a commercial environment
You want maximum future re-sanding capability
Both constructions provide stability and longevity when manufactured properly.
6️⃣ Board Length & Width – The Hidden Premium Factor
Thickness isn’t the only number that matters.
Length and width dramatically affect the look, stability and value of your floor.

Longer boards:

Wide Boards Require Stronger Construction
When you move into wider formats (220mm–300mm), stability becomes even more important.
This is where 20/6mm construction with a 6mm wear layer and high-quality birch multi-ply core really shows its value. Wider and longer boards require superior engineering to minimise movement and ensure long-term performance.
If a supplier offers very wide boards at a surprisingly low price, ask:
What is the wear layer thickness?
What core is being used?
What are the actual board lengths?
Are they fixed long lengths or heavily nested?
Final Checklist Before You Order
Ask your supplier:
What is the wear layer thickness?
What is the grade of wood - Rustic, Nature or Prime?
What is the length spec?
What core construction is used?
Is a multi layer or 2-layer construction
Is it tongue and groove or click?
Where is the flooring manufactured and finished?
Does it require another coat of oil once installed?
How much colour variation should I expect?
Is this stock or bespoke?
What is the real lead time?
If they can answer confidently and transparently — you’re in safe hands.
